If advisory work has taken place and there appears to be, or is a conflict of interest in selling the property through that work, we will notify the client of this in writing and give the client the opportunity to seek the services of another agency for the marketing and sale of the property. All advisory work is solely for the benefit of optimising a proposition for sale. To avoid a conflict of interest we do not give advice on legal agreements such as an agency agreement, lease agreement of a sales and purchase agreement. In all cases we will only act for the vendor (Unless we are dealing with a buyers agency in which case we will solely act for the purchaser). In all cases it is highly recommended to get (secondary) independent (legal) advice.
